Poinciana is a roughly 47,000-acre unincorporated community that straddles the Osceola-Polk county line, with 69,309 residents counted in its census-designated place in 2020. Its villages are organized under the Association of Poinciana Villages, one of the largest homeowners associations in the United States. The Solivita age-restricted community and a steady pipeline of new subdivisions have kept homebuilding active on both sides of the county line.
