The APV, and the line that matters
Poinciana is unincorporated, so the Association of Poinciana Villages — one of the largest homeowners associations in the country — does much of what a city would: parks, pools, the community center, funded by assessments, with each village running its own sub-association under the master board.
The other structural fact is the county line. Villages 1, 2, 5, and 9 sit in Osceola County and the rest in Polk, which changes your property taxes, school district, permits, and county services street by street. Verify any address with the county property appraisers linked below before you commit.
